After obtaining the property ownership certificate and related documents is the first step towards moving to sunny Turkey. It is necessary to maintain the property in good condition to bring joy and satisfaction for many years. This requires performing technical maintenance and timely repairs.

The maintenance fee in Turkey is called "Aidat," this is when the manager or service company issues a bill to the residents' committee for the maintenance of utilities in Turkey. The committee in row divides the payments equally among all apartments. The payment amount does not increase if there are multiple owners for a property. In essence, "aidat" is collected from each apartment as a unit of the total number of apartments.

Elevator Maintenance:

Elevators in multi-story new buildings have become a standard for us. However, few people know that elevators are present in both two-story and three-story houses in Turkey. Your residential complex is likely no exception. To keep the elevator in working order, monthly technical inspections are required. The manager enters into contracts with contractors to perform such work. The payment for this service is also divided equally among all apartments.

Pool Maintenance:

Modern residential complexes in Turkey often have not only swimming pools but also water slides and saunas. Their main purpose is to make the owners of the apartments' relaxation more enjoyable and comfortable. These amenities require special care, to ensure safety, it is necessary to monitor the water quality. Funds from "Aidat" are used for weekly sampling of liquid samples and the purchase of disinfection supplies. Acts of completed work and invoices are attached.

Territory Cleaning:

To maintain a neat appearance on the residential complex's territory, regular cleaning is required. If the residents' committee of your complex decides not to hire a service company, you will have to hire a cleaning company yourself. The service includes cleaning the internal territory, staircases, hammam, fitness room, and other infrastructure facilities. Also, in winter and autumn, the company's workers remove snow and fallen leaves. Often, the cleaning company also deals with garbage removal.

If you decide to hire a service company, you won't have to worry about finding other contractors. Usually, such companies provide a full range of services and take all the worries off the residents' shoulders.

Concierge Services:

This is the person who oversees mail, cleanliness, and the proper execution of work by external service companies. The concierge's salary is paid from "Aidat." Essentially, the concierge takes on most of the responsibilities for monitoring the maintenance of the territory. They are usually hired in large apartment buildings. If the residents' assembly decides to monitor the complex independently, a concierge may not be hired.

Average Maintenance Fee for Residential Complexes.

The calculation of the Aidat cost in Turkey is determined individually at the residents' assembly. Property owners in the complex, through voting, decide which services are necessary in the building and which can be declined. It's important to note that the fee is not dependent on the living area. Costs are summed up and divided by the number of apartments. As a result, the Aidat payment for everyone will be the same.

As a rightful property owner in your complex, you can suggest increasing or decreasing the payment. Whether you want to change the tiles at the entrance, install additional lights, or build a playground, you have the opportunity. All you need to do is bring the issue up for consideration at the owners' assembly. The rest is up to the majority; to approve the idea, a minimum of 50 percent of the votes is required.

The maintenance fee (Aidat) is paid monthly. By individual agreement, it can be paid quarterly, semi-annually, or even for the entire year in advance. Late payment of the Aidat results in penalties or fines. The Aidat can be paid in cash to the property manager or the committee. If, during the residents' assembly, you decide to delegate all responsibilities to a service company, the money is transferred to the company's account.
