On the other hand, the minimum fair value, that is, the trading value of the real estate in today's market, causes the tax value to change as it is recalculated every year. Calculation of real estate tax is generally calculated proportionally according to the types of real estate assets. In terms of lands and residences, this rate has been calculated as 100% of the current value. A tax of 2% is paid for other buildings such as workplaces and 3% for lands.

Another factor that closely affects the real estate tax rate is the municipality in which the immovable is located. If the assets are in the form of a metropolitan municipality, in such a case, the above-mentioned rates will double. In such a case, a tax of 2% for land and residences, 4% for other buildings and 6% for land is required in big cities.

Where and How Is Real Estate Tax Paid?

It is important in general how and where to pay the real estate tax regarding the calculation of the tax. These taxes are collected through municipalities. Thus, it is possible for individuals to make their payments by going to the municipality where the real estate owned is located. If there is not any time or opportunity to go to the municipality, then transactions can be carried out remotely.

It is possible to use the real estate taxpayer number and to carry out the transfer transactions through the PTT (Turkish Post) in order to make the payments without going to the municipality. An easier way is to pay is with credit card by entering the e-municipality system of the relevant municipality using your R.T. identity number or registration number. Calculation of real estate tax is an obligation that must be fulfilled by all citizens who own immovable property, regardless of income level.
